Try breaking the delimiters into two separate literals.  Instead of using:
repl memoFld with '<%something%>'
use:
repl memoFld with '<' + '%something%' + '>'

Strictly speaking, it's only necessary to split the closing delimiter, but I would also split opening delimiters for consistency purposes and to prevent problems with syntax highlighting in text editors.
